Building Insurance
The council owns the building you live in and the responsibility to insure the building and common parts lies with them. The building insurance policy includes the building as the structure of the block and communal areas. This includes:
- Interior decorations and fixtures and fittings within the communal areas
- Private garages, including garages on nearby sites forming part of the property
- Domestic outbuildings
- Septic tanks and central heating fuel tanks
- Walls, gates, fences, hedges, railings, terraces, lamp-posts, patios, drives and paths
- Sheds

Personal Home Contents Insurance
Building insurance does not cover the contents of your home, such as furniture and other personal possession. You should arrange you own personal contents insurance. This will provide cover for your belongings in the event of any damage, theft or fire. If you do not, and your belongings are damaged, you will have to pay for their replacement yourself.
Leaks from another flat
If you experience a leak from another flat, inform us as soon as possible. We will investigate and take the appropriate action to stop the leak. If the leak is coming from a tenant’s flat, we will arrange for the repair to be carried out to stop the leak, however if the leak is coming from a leaseholder’s flat, then we will contact the other leaseholder and ask them to carry out the necessary repairs.
In some circumstances where there are leak between two leasehold properties, the leaseholder may be able to make an individual claim on the building insurance policy to cover damages to any ceiling or wall decorations caused by the leak.
